GRIHA for Affordable Housing Rating

Introduction

 
 

GRIHA Council has developed "GRIHA for Affordable Housing" aligned to the Pradhan Mantri Awas Yojana (PMAY) scheme.  

The rating evaluates the environmental performance of residences holistically over its entire life cycle. The rating thus provides a definitive standard for what constitutes a 'green building' as it is a dedicated assessment cum rating tool for Affordable Housing projects.

Intent

 
 

This rating has been developed with the intent to reduce any additional cost for affordable housing that the project proponent may incur to create green built environment and to obtain green certification. The rating will be available to the project proponents in the form of a simplified calculator-based design tool. This tool facilitates informed decision making that allows for the economical as well as sustainability aspects of a project to go hand in hand.

REQUIRED CRITERION

All projects that are in-line with the PMAY requirements will be eligible for GRIHA AH since the rating strives to integrate sustainability in the residences in line with the PMAY.
  • Liveability index (Affordable housing built-up area thresholds): Essential Approval letter issued by government agency (Central/State) confirming that the project is being developed as per Pradhan Mantri Awas Yojana scheme/guidelines must be submitted.
  • All the upcoming projects that have approval/sanction letter issued by government agency (Central/State) confirming that the project is being developed as per Pradhan Mantri Awas Yojana (PMAY) are eligible for GRIHA AH rating.
  • Affordable Housing project boundary must comply with the applicable municipal, state and local building bylaws related to environment and regulations in place where the project is located.
  • All the upcoming projects that are in compliance with the Reserve Bank of India's "Master Directions – Priority Sector Lending (PSL) – Targets and Classification" released in September, 2020 and its amendments thereon with reference to a dwelling unit's carpet are
